How paying works

Both start the same. Only the finish differs.

  1. 1Both plans start the same way. You pay 5% of the price within fifteen days of reserving, then another 5% three months after that.
  2. 2From the six-month mark you pay the same amount every three months until the home is paid off — 19 payments on the five-year plan, 31 on the eight-year.
  3. 3You get the keys three years after you sign, on either plan, with the home finished. If you are still paying it off by then, you move in anyway — paying for longer does not make you wait longer.

How much does an apartment at Coral Coves cost?

What payment plans are available at Coral Coves?

What additional fees apply beyond the unit price?

Three, on top of the price of the home. Water and electricity meters cost USD 1,400 once, or USD 2,100 if your home has a garden. Maintenance costs USD 12 per square metre every year, so a 110 m² home is USD 1,320 a year. Sports Club membership is required, not optional: 400,000 EGP paid at once, 500,000 EGP over two years, or 600,000 EGP over three.

Can foreigners buy property at Coral Coves?

Egypt permits foreign nationals to own residential property, and Somabay has sold to international buyers for many years. Ownership terms, registration and any residency implications should be confirmed with Soma Estates and independent legal advice before contracting.
