Five-year or eight-year: choosing a Coral Coves payment plan

The five-year plan carries a 20% discount. The eight-year plan halves the quarterly commitment. The arithmetic behind which one is actually cheaper for you.

Coral Coves offers two ways to pay for the same home, and choosing between them is worth roughly 4.6 million EGP — about 4.6 million Egyptian pounds — on a two-bedroom apartment. Pay over five years and you get 20% off. Pay over eight and you spread the same purchase across three more years.

The headline numbers

On a 110 m² two-bedroom apartment, the eight-year plan comes to 23.0 million EGP across 31 payments. The five-year plan comes to 18.4 million EGP across 19 payments — the same home, with the 20% discount applied.

Both plans open identically: 5% within fifteen days of reservation, a further 5% after three months, then equal quarterly installments beginning at the six-month mark.

The trade-off is cash flow, not price

Each payment is bigger on the five-year plan — roughly 872,000 EGP every three months, against roughly 668,000 EGP on the eight-year. So the eight-year plan makes each payment about 23% smaller, but you pay about 25% more in the end.

The honest way to decide is to ask what the difference would earn elsewhere. If you can reliably deploy the deferred capital above the implied rate, the longer plan has an argument. If it will sit in a current account, the discount is the better trade.

Do not forget the fourth commitment

Neither total includes the Sports Club membership, which every owner has to pay: 400,000 EGP at once, or up to 600,000 EGP if you spread it over three years. Neither includes maintenance either, at USD 12 per square metre a year — USD 1,320 on a 110 m² home, starting six months after you sign.
